Floor area is only the starting point. Structural design, insulation, finishes, site conditions, transport and installation scope determine the real project budget.

Comparing offers only by price per square metre can be misleading. Two houses with the same floor area may have very different costs because of their structural systems, envelope specifications, windows, finishes and included site services.

Plan geometry, storeys and structural design

Total floor area, façade complexity, wide openings, the number of storeys and roof design all influence material quantities and manufacturing time. A balanced, efficient plan helps keep the budget under control without compromising daily use.

Insulation and completion level

The type and thickness of insulation, window specification, flooring, bathrooms and kitchen details should be compared as clearly defined technical items. Standard and optional elements should be separated in every quotation.

Site, transport and installation

Road access, distance, crane requirements, foundation preparation and working conditions are project-specific costs. A reliable quotation states what is included, what remains the client's responsibility and which assumptions may change the final total.
